The read
Our editorial read
Austin's boutique house and techno festival at The Concourse Project: three days in November, 18+, with an indoor warehouse stage and an outdoor mainstage.
The full editorial
Seismic is a boutique house and techno festival in south Austin, run by RealMusic Events at its own venue, The Concourse Project. The ninth edition runs Nov 13-15, 2026, and it is built around three stages: Tsunami outdoors, Volcano inside the venue's warehouse, and the smaller mirrorball-clad Frequency stage. That mix is the point. You can be on an open-air dance floor, then walk into a low-ceiling warehouse for a techno set, then catch a UK garage or hard-groove name on a stage that feels like a club. The lineup is underground-first, with Above & Beyond, Sara Landry, Porter Robinson, Chris Lorenzo, SG Lewis and KI/KI topping 9.0. It is 18+, there is no camping and no re-entry, and gate hours for 2026 are still to be announced; the 2025 edition ran into the early morning. The crowd leans older and Texan, and the venue is about ten minutes from Austin-Bergstrom, which makes it one of the easier fly-in festivals. The trade-offs: on-site parking is tiny, the Volcano room holds only about 2,000 people, and big names there can mean a long line. Stay downtown or east, take rideshare, and claim your spot early for the acts you cannot miss.
Go if
- House and techno fans who want an underground lineup without a huge field
- Groups who want a city festival with hotels and food nearby
- Fly-in visitors: the venue is ten minutes from Austin-Bergstrom
Skip if
- You want camping or a rural multi-day site
- You need on-site parking; it is very limited
- You want a big-room, mainstage-scale festival
Inside the festival
A boutique underground weekend that feels like a great club night scaled up: a warehouse room, an outdoor mainstage, and a smaller disco-ball stage for the deeper sets.
An older, mostly Texas crowd of house and techno regulars, with a growing number of fly-ins; frequently praised for crowd etiquette.

Worth it for / the catch
Worth it for
- Underground-first lineup with an indoor warehouse stage and a genuinely boutique scale.
- Award-winning venue ten minutes from Austin-Bergstrom, with downtown hotels close.
- Strongly run operation and a crowd praised for etiquette and space to dance.
The catch
- On-site parking is tiny, so nearly everyone rideshares or shuttles.
- Volcano (about 2,000 people) gets long lines for big acts.
- 9.0 gate hours are still unannounced, which complicates travel planning.
